Property Condition Assessments (PCAs)
**Due to the various reasons an owner may ask for a property assessment, we are omitting previous PCAs we have conducted in our tenure. We promise we have done them and we know what we're doing. If you have any questions about any of the below, please reach out to us directly.
What is a Property Assessment?
A Property Assessment, in its simpler form, is an assessment of your property. We start with asking you what the purpose of the PCA is and how deleted your needs require. From there, we visit your property and take tons of notes and photos - we may ask you to bring a knowledgeable representative from your team to answer our questions in real time. We may ask for equipment manuals or maintenance reports.
From there, we write a report based off the first conversation of what is helpful to your process. We can add costs to each finding, or levels of urgency - the choice is yours. Our efforts are to help you understand what condition your assets are in and how to best continue to invest.

Reasons to conduct a PCA:
- Phase 1 Studies | We can partner with environmental specialists or work directly with owners to perform a PCA to be paired with a Phase 1 ESA.
- Due Diligence | Whether it is an existing building or a piece of ground, know before you buy.
- Annual Maintenance | Do you have a maintenance team but they are good at the smaller issues? Or no maintenance team at all? We have your back.
- Resales | Unsure of what needs to be done to help your sale price? We can take a look at the urgent needs of the property and introduce you to realtors we believe are the best fit for the sale.
- Financing/Project Funding | How big of a project can your budget afford? How long of a timeframe should you prepare for? We can answer all of those questions as well as coordinate with any financing institution to help in project planning. We also have a network of fundraising/capitol investment partners who can talk you through growing your project budget.
